What is a home inspection?

A home inspection is an objective visual examination of the physical structure and systems of a home, from roof to foundation. A home inspection is the equivalent of a physical examination from your doctor. When problems or symptoms of problems are found, the inspector may recommend further evaluation or remedies.


What does a home inspection include?

A standard home inspection summarizes findings from a visual inspection of the condition of the subject home's heating system, central air conditioning system (temperature permitting), interior plumbing and electrical systems; roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; foundation, basement, and the visible structures of the home.


Should I be present when the inspection takes place?

By all means, I strongly encourage you and your spouse/partner to attend the inspection. I only ask that you allow me to arrive 1 or 2 hours earlier than you. This would allow me to inspect the house, taking notes and finding the crucial elements. I will then go over what was found during the 1st pass with you and take you through, showing you what I found and what will be on my report. Or, if you're unable to attend, I can do the inspection and then follow up with you in person else where, or by phone. When the inspection is complete, we'll go over my findings that I put in my report and I'll be glad to address any questions, issues or concerns you may have. In the case of a buyers inspection I do ask that you make arrangements for your children, as they can be a distraction to both the inspector and yourself. Also it is not fair to the home owner.


How long does a Home Inspection take?

You can expect a minimum of 2 1/2 hours and as long as 4 to 6 hours. The size, age and how well the home was cared for determine how long an inspection will take. Older homes that have not been well maintained will take longer than newer homes that have. Regardless, I'll be there until it's completed


When can I expect the completed report?

Usually the same day. I'll be working on your report the same day of the inspection, and will have it ready for you within 3-4 hours, or no later than the following day. The condition of the house will dictate how long it will take to complete the report. You'll be sent an email with a link to your Home Inspection Report. Once your report opens, you can save or print it. The report is a confidential document and will only be given to you. If you don’t have email or prefer a paper copy of your report, I will gladly print off a copy for you.


Can a Home Inspection fail?

NO. A Home Inspection is not designed to Pass or Fail. The purpose is to enlighten the Buyer, or Seller, of the current conditions of the house. Remember, there is no such thing as a perfect house, even with newer homes. All homes have areas of concern. Keep in mind that everything can be repaired. The Home Inspection will assist you in making that decision of whether or not you want to be responsible for making the repairs, or negotiating a price reduction. It's my job to point them out to you so you can make an informed decision.


What if the report reveals problems?

No house is perfect. When the inspector identifies problems, it does not indicate you should not buy the house. His findings serve to educate you in advance of the purchase about the condition of the property. A seller may adjust the purchase price or contract terms if major problems are discovered during an inspection. If your budget is tight, or if you do not want to be involved in future repair work, this information will be extremely valuable.


Will you tell me whether or not I should buy the home?

NO. My job is to point out areas of concern, as well as strong points of the home. The decision of whether to buy or not is strictly up to you. As a home inspector, I have to follow the Code of Ethics and I will only point out the condition of the home to you.


Do you recommend contractors?

NO WAY. To do so, would be a Conflict of Interest. HD Home Inspection Service adheres strictly to the Standards of Practice and Code of Ethics set forth by the National Association of Certified Home Inspectors. A fair and unbiased inspection is the result. Also, you should be wary of any inspector that does make such recommendations.


Who pays for the repairs that you find in your report?

That Depends. The "Who pays for What" depends on you and your Realtor. Normally, it's up too your Realtor, and the Sellers Realtor, to negotiate a Sales Price for the home based on what discrepancies or positive attributions the house may have. This is beyond the scope of a Home Inspector. I will offer no opinion or advice in this matter. To remain objective and avoid a possible Conflict of Interest, I do not involve myself in any aspect of the purchase decision and/or repairs of the house.


When are you able to perform an inspection?

Within 48 Hours. Due to the busy schedules of Realtors, Clients, Sellers and Buyers, HD Home Inspection Service is available Monday to Saturday and Sunday with prior arrangements. Keep in mind that home inspections do need to be performed during daylight hours. Or, at least have the exterior inspected prior to sunset. The interior can then be inspected after sunset.


What is the fee for an inspection ?

The fee for a Home inspection depends on the size of the home. My rates are as follows: Homes up to 2499 square feet are $300.00, homes 2500 sq. ft. or more are $375.000. Remember, a few hundred dollars spent wisely, could end up saving you thousands of dollars in the long run. If you want an inspection outside of my service area which is Elliot Lake and the North Shore between Spanish and Blind River a price will have to be negotiated due to the mileage.


Why do I need a home inspection?

A home inspection summarizes the condition of a property, points out the need for major repairs and identifies areas that may need attention in the near future. Buyers and sellers depend on an accurate home inspection to maximize their knowledge of the property in order to make intelligent decisions before executing an agreement for sale or purchase.

A home inspection points out the positive aspects of a home, as well as the maintenance that will be necessary to keep it in good shape. After an inspection, both parties have a much clearer understanding of the value and needs of the property.


Can't I do it myself?

Even the most experienced homeowner lacks the knowledge and expertise of a professional home inspector. Most buyers find it difficult to remain objective and unemotional about the house they really want, and this may affect their judgment. A professional home inspector has the experience, depth of knowledge and training to make an unbiased and informed report of the condition of a property. An inspector is familiar with the many elements of home construction, their proper installation and maintenance. An inspector understands how the home's systems and components are intended to function together, as well as how and why they fail and knows what to look for and is uniquely suited to interpret what their findings reveal about the condition of the property.

For the most accurate information about the condition of a home, always obtain an impartial third-party opinion by an expert in the field of home inspection.


If the house proves to be in good condition, did I really need an inspection?

Yes. Now you can complete your home purchase with confidence about the condition of the property and all its equipment and systems. From the inspection, you will have learned many things about your new home, and will want to keep that information for future reference.
